The proposed building form has been configured to make the most efficient use of the site and resolve off-street vehicle servicing requirements satisfactorily. The building also creates active frontages on both Elstree Way and Manor Way by means of the provision of dual office entrances and a connected business lounge style coffee shop use.

The overall architectural expression is envisaged to be calm, modular and modern in style with an expressed articulated accommodation stair core addressing the Manor Way / Estree Way roundabout junction. Examples of similar and relevant projects have been included for reference; namely, 12 New Fetter Lane London, 3 City Place Gatwick and the 103 Colmore Row tower project in Birmingham.
